MLS Photography for Vancouver Real Estate Listings

MLS Photography is the one 604 Photos service where the pricing tiers are the real decision: 20 photos ($145), 30 photos ($160) or 40 photos ($180) per shoot, chosen up front instead of billed per image afterward. The right number depends on what the listing actually needs to say — a studio or one-bedroom condo tells its story in fewer frames than a house with a yard, a suite, or several distinct living areas. It also depends on how buyers actually browse a gallery: most MLS and Realtor.ca visitors don't scroll past the first handful of images, so which rooms make the cut matters as much as how many. We help you land on a tier that fits the property, then shoot HDR interiors and exteriors sized and ready for MLS, Realtor.ca, and every major portal.

Price: $145 (20 photos) / $160 (30) / $180 (40) per shoot

What's included

Book online and pick your tier — 20, 30, or 40 photos — before the shoot, so the price is locked in going in. Every tier includes both HDR interior and exterior coverage: living spaces, kitchen, bathrooms, bedrooms, and curb-appeal exterior shots, sequenced so the strongest images lead the gallery regardless of count. Photography is edited overnight and delivered to your inbox by the next business morning, sized and ready to upload straight to MLS, Realtor.ca, and other syndication feeds — no reformatting on your end. Add drone, twilight, virtual staging, or a floor plan to the same visit if the listing calls for it.

MLS Photography: common questions

How much does MLS photography cost?

$145 for 20 photos, $160 for 30 or $180 for 40, per shoot, in CAD plus 5% GST. You pick the tier when you book, so there are no per-image charges afterward. Photography is also part of every package: Essential ($145), Signature (from $469) and Premium (from $799).

When are the photos delivered?

The next business morning. Daytime photography is edited overnight and delivered by the next business morning at no extra cost; same-day delivery is available for a rush surcharge, shown in your total before you confirm.

Which photo tier should I book — 20, 30, or 40?

As a general guide: 20 photos suits a studio, one-bedroom condo, or a small townhome where the story is told quickly. 30 fits a typical two- to three-bedroom house or condo with distinct living, dining, and outdoor space. 40 works best for larger homes, listings with a secondary suite, or properties where lifestyle and detail shots — a feature fireplace, a view, a landscaped yard — help justify the price point. If you're unsure, the middle tier is the safe default, and we're happy to talk through it on-site before we start shooting.

What if we get on-site and 20 photos isn't enough for the listing?

Tell us before the shoot starts if you think the listing needs more coverage than your booked tier — we can usually move you up a tier on the spot rather than scheduling a second visit. Moving down once we've started shooting isn't available, since the tier sets the shot list from the first frame, so when a listing is borderline, it's easier to book the larger tier upfront.

Are the photos sized and ready to upload directly to MLS and Realtor.ca?

Yes — every image is HDR-processed and exported at the dimensions and file size MLS, Realtor.ca, and the major syndication portals expect, so what lands in your inbox is a finished, upload-ready file, not a raw export you need to resize.

Do all three tiers include both interior and exterior shots, or is exterior extra?

Interior and exterior HDR coverage is included at every tier — 20, 30, and 40 all get at least a hero exterior and curb-appeal shot alongside the interior set. The difference between tiers is how many rooms, angles, and detail shots we capture, not whether exteriors are part of the package.
